Under Pennsylvania law the house passes at death to the heirs or the people named in the will, but subject to the powers of the executor or administrator, who gets letters from the Lackawanna County Register of Wills in Scranton when the parent lived in the county. With no mortgage to pay off, more of the price goes to the estate after taxes, debts and closing costs.
The leases stay in force: under Pennsylvania's Landlord and Tenant Act, the buyer takes on your rights and duties as landlord.
